Subject: Notice under section 106, Transfer of Property Act, 1882
 
Dear Sir,
 
Under instructions from, and on behalf of our client, ________ (give description of client), we are addressing you as under:
 
1) That you became the lessee of our client by______ (give the basis of lessor-lessee relationship, i.e. whether by registered or unregistered lease deed or by plain delivery of possession etc.) in respect of the property___ (Property Description), from ______ (date). The property was let out to you for _______(state whether for residential or commercial pupose) and commenced from ______.
 
2) That the rate of rent was Rs.____ per month exclusive of electricity, water and other charges which were payable separately.
 
3) (state relevant factor/s which has led the lessor to terminate the tenancy viz: breach of terms of lease, non-payment of rent etc.)
 
4) That your lease period was from ______ and ending on ______.
 
5) That our client does not wish to continue you as a lessee anymore and wishes to terminate the lease by the midnight of _______. In case you occupy the premises after the said date your possession would be illegal and our client will be entitled to use and occupation charges at the market rate of rent which our client presently estimates at Rs._____ per month.
 
In these circumstances, we call upon you to quit and vacate the subject property as described above and hand over the quiet and vacant possession of the same to our client by the midnight of _____. In case you do not comply with this demand, our client will be constrained to initiate appropriate legal proceedings against you in a court of law for your ejectment and for use and occupation charges at the market rate of rent. You shall in that event be entirely responsible as to all costs and consequences.
