LEASE DEED
 
 
THIS LEASE DEED is made at___on this ___ day of ___ BETWEEN ___aged___, residing at___hereinafter referred to as the LESSOR (which expression shall unless it is repugnant to the context or meaning thereof, be deemed to mean and include her heirs, legal representatives, successors and assigns) of the ONE PART; AND___aged___, residing at ___hereinafter referred to as the LESSEE (which expression shall unless it be repugnant to the context or meaning thereof, be deemed to mean and include its successors and permitted assigns) of the OTHER PART
 
WHEREAS the Lessor is the owner and in possession of the property bearing no___ more particularly described in the Schedule annexed hereto;
 
AND WHEREAS the Lessee approached the Lessor for lease of the said property;
 
AND WHEREAS the Lessor has agreed to lease out the said property, described in the schedule, to the lessee on the following terms and conditions:
 
NOW THIS DEED WITNESSETH AS FOLLOWS:
 
1. That the lease will commence from___and shall be for an initial period of ___ years. However, the lease may be extended for another period of___ years on mutually acceptable terms.
2. That the rent for the lease, exclusive of electricity, water and maintenance charges, is Rs___ per month , payable in advance by the 7th day of every month.
3. That the lessee shall pay all the other charges of electricity, water, maintenance etc. directly to the person or authority concerned.
4. That the house tax or any other charges, fee or taxes attributable to the lessor shall be borne by lessor only.
5. That the lessee shall keep the demised property in reasonable tenantable condition and shall hand over the possession of the same to the lessor after expiry of the term of lease or earlier determination of the lease.
6. That the lessee shall not make any additions, alterations or modifications in the structure or layout of the property without the consent of the lessor.
7. That the lessee shall allow the lessor or any of his agents or employees ingress into the property at reasonable hours of the day for the purpose of inspection or to carry out any repairs.
8. That the lessee shall not sublet or part with possession of the said property without the written consent of the lessor.
